Make Good is a tenant’s obligation to return their premises to a particular condition defined in their lease. Like a gathering storm, Make Goods can be ominous and threatening, the threat generally builds during the lease term.

At Lease Agreement and Commencement


  • We can prepare a Schedule of Condition to record the condition of the premises when the tenants takes it over;
  • We can advise on the practical side of lease clauses, working with a tenant’s legal advisors;
  • Assist with briefing fit out designers to minimise the liability at lease end;
  • Arranging a make good cost assessment for accounting


At Lease End


Make good discussions need to be started well before lease end. We can assist in a strategic approach to the Landlord and assist in the assessment of the claim.


Make goods can be unpredictable, however we have a good record of achieving substantial savings for our clients where claims have been poorly drafted, exaggerated, or miss important facts.

We review buildings prior to and during the lease term to make sure that they meet our client’s needs and ratings. We review against grades, rating systems, good practice and building quality.


We can also assess potential energy use and carbon footprint.


We also advise on how tenants seeking to achieve Green Star ratings can gain credit points from the base building.
